Lot #3 Kilbourn Farms

SPECIFICATIONS:

 

1.       CONCRETE:

a.       Concrete footings and basement floor shall have a minimum compressive strength of twenty-five (2500) P.S.I. at twenty-eight (28) days.

b.      Concrete walls shall have a minimum compressive strength of three thousand  (3000) P.S.I. at twenty-eight (28) days.

c.       All other concrete slabs shall have a minimum compressive strength of three thousand  (3000) P.S.I. at twenty-eight (28) days.

d.      The exterior of all basement foundation walls shall receive one coat of waterproofing below grade.

 

 

2.      CHIMNEY AND FIREPLACE:

a.       The chimney shall b e constructed of new brick to the exterior and concrete block in the concealed areas. The family room fireplace face and hearth shall be also new brick. (Contractors choice)

b.      The firebox shall be lined with firebrick and shall have manually operated cast iron dampers.

c.       An ash dump and clean out shall be provided.

 

3.      FRAMING AND SUBFLOOR:

a.       All lumber shall be Hem fir, Douglas fir or an engineered floor system (builder’s choice). Sizes shall be capable of sustaining minimum design loads as specified in the CABO one and two-family dwelling code.

b.      One-half (1/2”) CDX fir plywood shall be use for all roof sheathing.

c.       Three-quarter inch (3/4”) T&G OSB will be used for all floor sheathing. It shall be glued and nailed to the supporting members.

d.      Seven Sixteenths (7/16)” OSB will be used for all wall sheathing.

e.       Three-eighths (3/8”) PTS plywood underlayment will be used over subflooring in all areas receiving ceramic tile. It shall be fastened to the subfloor sheathing with screws or staples.

 

4.      EXTERIOR SIDING AND TRIM:

a.       The dwelling shall have ½” X 6” F.J. cedar clapboard siding fastened with coated nails.

b.      Exterior trim – soffits, facias, corner boards, etc. shall be primed Number 2 pine fastened with coated nails.

 

5.      FINISH FLOORING:

a.       The second floor bedrooms, second floor closets and back hall shall be carpeted ($20.00 per yard allowance at builder’s cost including sales tax, padding and installation). Carpet selection shall be by the Owner.

b.      The entire first floor (except bathroom, mudroom and laundry room) and 2nd floor hallway above the main staircase shall have 1” X 3” select red oak installed. The floors and stair treads to the 2nd floor shall be sanded and finished with one coat of sealer and two coats of satin gloss finish.

c.       Laundry room, mudroom and bathroom floors as well as the whirlpool deck shall have ceramic       

       tile applied.  (Allowance $7.50 per square foot including materials, labor and sales tax.)

 

 

 

6.      ROOFING AND FLASHING:

a.       Roofing shall be (25 year) architectural self-sealing shingles. (Contractor’s choice)

b.       All valleys and eaves shall have a 36” ice and water shield installed below the roofing.

c.       The chimney will be flashed with copper.

 

 

7.      GUTTER AND DOWNSPOUTS:

a.       Gutters and downspouts will be installed on the dwelling. They shall be seamless and constructed of aluminum and be .027 inches thick. The downspouts shall be aluminum with seams and be .019 inches thick.

 

8.      INSULATION:

a.        Exterior 2” X 6” stud walls shall be insulated with fiberglass insulation to a thickness of 6”, which thickness, according to the manufacturer, will yield an R-value of 19. Exterior garage walls not included (except firewall).

b.       All ceilings above heated areas shall be insulated with blown fiberglass, R-value of 38.

c.        The garage ceiling shall be insulated with R30 fiberglass bats.

d.       The basement ceiling shall be insulated with fiberglass to a thickness of  three and one half

              (3 1/2”) inches  (R11).

 

                                                                                                                                 

9.      DRYWALL:

a.       Drywall shall be ½’ gypsum board and shall be applied to all interior walls and ceilings. It shall be fastened to the supporting members with screws and nails. There shall be three coats of joints compound applied to all seams, screws and nail points.

b.      The ceilings shall be painted with a flat finish

c.       Drywall in the garage shall be applied to the ceiling and stud walls. The walls and ceilings shall be sprayed with one coat of white paint.

             d.    The basement is not dry-walled except for the stairwell.

 

 

 

10.  INTERIOR DOORS AND TRIM:

a.       All interior trim shall be constructed of finger jointed clear pine unless noted herein.

b.       All interior doors shall be six-panel smooth Colonist molded (painted).  They shall be pre-hung with three brass hinges and have flat jambs with three and one-half inches (3 ½”) molded casings style No. B225-fjp by the Brosco Co.  Bedroom doors shall be solid core.

c.       All cased openings and window casings shall be three and one half inches (3 ½”) molded casing style No. B225-fjp by the Brosco Co.

d.       All baseboards shall be five and one-quarter inches (5 1/4”) molded style No. B400FJ by the Brosco Co. Oak shoe shall be used in rooms that have oak flooring.

e.       Insides of closets shall have vented vinyl-coated shelving.

f.         Crown molding shall be installed in the study, dining room, kitchen, family room, living room, foyer and master bedroom.

g.       The family room fireplace mantle shall be custom-made on the site.

h.       Chair railing and picture frame moldings shall be installed in the dining room.

 

 

 

 

 

 

11.    WINDOWS:

a.       Windows shall be Pella Pro-Line double hung, white aluminum clad exterior with double-pane insulating glass w/ screens. Interior hardware shall be white.

 

 

12.   EXTERIOR DOORS:

a.        Exterior door sizes shall be shown on the drawings and bored for lock-sets and deadbolts.

b.       The main entrance shall be a six panel steel, fully weather stripped door. The sidelights shall have fully insulated glass and SDL grilles. Storm doors are not part of this contract.

c.        The garage doors shall be steel insulated doors fully weather-stripped.

d.       The three overhead garage doors as detailed on the plans shall be steel (White pre finish) and shall be equipped with 1/3 horsepower automatic garage door openers with remote control units. (No windows)

e.        The breakfast room shall be a clad Pella patio door with insulated glass.

 

13.   CABINETS , VANITIES AND VANITY TOPS

a.         All cabinets and vanities shall be white with raised panel molded doors.

b.        Molded (one-piece) tops of cultured marble (white) shall be used in the bathrooms.

c.         Total allowance for all cabinets, vanities, vanity tops and granite countertops shall be Twenty Two thousand dollars ($22,000).

 

 

14.   HARDWARE:

a.         All locksets, passage sets, privacy sets and dummy knobs shall be Schlage Georgian Bright Brass Series “F”.

 

 

15.   STAIRS AND RAILINGS:

a.       The stairs leading to the second floor shall be constructed of the following materials: White wood shall be used for risers, stringers and balusters. Mahogany shall be used for the handrails and posts.  Oak shall be used for the stair treads. Stairs will be manufactured and installed by the East Coast Stair Company of Hartford , Connecticut .

b.       The stairs leading to the basement from the foyer will be installed between two framed walls. Number two pine will be used for the risers, southern yellow pine for the treads and fir for the handrail.

c.       The stairs leading to the basement from the garage will be installed between two walls.  Framing material shall be used for the steps.

 

16.   PAINTING, STAINING AND FINISHING:

a.       All exterior trim and doors shall receive one coat of primer sealer and one coat of mid-gloss latex paint.

b.      All exterior siding shall receive one coat of primer sealer and one coat of solid color stain.

c.       Interior trim including doors, windows, baseboards, door casings, window casings, stair risers, balusters, stringers and mantles shall receive one coat primer sealer and two coats of white Semi-gloss enamel. There will be an extra charge for hard to cover colors and related touch up.

d.      All interior walls and ceilings shall receive one coat of primer sealer and two (2) coats of flat latex paint (maximum two colors). There will be an extra charge for hard to cover colors and related touch up.

e.       All stairs railings shall receive one coat of Minwax stain and two coats of high gloss polyurethane.

 

 

 

 

 

 

17.   PLUMBING:

a.       Type L copper tubing with soldered end joints shall be used for all hot and cold water line. Shut-off valves shall be provided for all toilets, sinks and lavs.

b.      ABS will be used for all drain lines and vents.

c.       Vent stacks and cleanouts shall be provided at all points required by the CABO one and two family dwelling code.

d.      Two-frost free sillcocks (outside faucets) shall be provided on the exterior of the dwelling.

e.       Plumbing fixtures shall be as follows (See plan for location):

18.   HEATING, HOT WATER  AND COOLING:

a.       The central heating system shall be an oil-fired furnace by Thermo-Pride, with three zones and humidifier.

b.      The central cooling system shall be Heil, Lennox or Carrier (Builder’s choice) with compressor mounted on a concrete pad and installed to the exterior of the dwelling.

c.       The hot water heater shall be a 50 gallon oil-fired unit manufactured by Bock or equal (Builder’s choice)

d.      Ductwork fiberglass and sheet metal shall be installed as per local building codes. Separate returns and supplies shall be provided in all rooms.

e.       A 275-gallon Roth oil storage tank shall be installed in the basement.

 

 

 

19.   ELECTRICAL:

a.       A 200-amp underground service shall be installed from the street to the circuit pane with breakers located in the basement. All work shall conform to Northeast Utilities specifications. All wiring shall be Romex copper (except the 220 wiring with will be aluminum). Switches toggle and outlets will Leviton ivory or white. Dining room outlets shall be installed in the baseboard.

b.       Telephone and cable TV service shall be installed from the street to the electrical panel. The builder shall pre-wire the dwelling for sevsn (7) telephones and seven (7) TV outlets.

c.       There shall be a two thousand five hundred ($2,500) dollar lighting fixture allowance. This allowance shall be used for all lighting fixtures, recessed lights, smoke detectors, door chimes, post lights and bulbs. The builder shall provide and wire twenty five (25) recessed lights.

d.       Exhaust fans shall be provided and installed by the builder in the bathrooms with ducts to the exterior.

e.       Two exterior weatherproof outlets shall be installed.

f.         Seller will provide and install all exterior lighting.

g.       Cat 5 computer network wire will be roughed to seven (7) locations.

 

 

20. APPLIANCES:

 The following appliances shall be provided and installed by the contractor:

a.         General Electric #GSD 680 white dishwasher with energy cycle.   

b.         General Electric # JTP 85 white built-in double wall oven.

c.         Kitchen Aid model # KCDB 250 continuous feed disposal shall be installed in the kitchen sink.

d.         Jenn-Aire Downdraft  # CVE 4180W white with coil burners, ducted to the exterior.

e.         A clothes dryer vent shall be provided and installed by the builder and vented to the exterior.

f.           General Electric white microwave oven # JE1840W will be provided..

 

21.   CENTRAL VACUUM:

a.         Rough for future vacuum.

 

 

 

 

 

22. SHOWER DOORS AND MIRRORS:

a.           The 4’ X 3’ showers have 3/16” tempered obscure glass doors with an aluminum frame and the master shower a tempered clear glass door with an aluminum frame, each manufactured by Century Shower Enclosures of New Jersey or equal. 

b.          Full-length mirrors shall be provided and installed over the second floor bathroom vanities.

 

 

23. LANDSCAPING:

a.           There shall be a eight thousand ($8,000) dollar allowance for landscaping. This allowance shall be used for all plants, and related topsoil, pine bark mulch, wood chips, fertilizer and installation.

b.          All disturbed areas shall be top-soiled with material stripped from the site, raked, fertilized and seeded around the foundation and over the septic system.

 

24. DRIVEWAY:

a.         Driveway shall be installed and consist of a six inch (6”) minimum gravel base, four inches (4”) of processed stone and two inches (2”) of compressed amesite paving approximately ten feet (10’) wide plus turn around.

 

 

25. WALKS:

a.       A concrete paver walk (42” wide) shall be provided and installed leading from the driveway to the front entrance ($6.50/ sq ft allowance). The front steps shall be covered with bluestone.

 

 

26.  SEWAGE DISPOSAL: Town sewers will be connected.

 

 

27.  AIR INFILTRATION:  All exterior walls will be wrapped with air infiltration barrier.

 

 

28. WATER:.  Town water will be connected.

 

 

29. ADDITIONAL SITE COSTS:                                                                                                                     

 a.     Buyer will be responsible for the cost of extraordinary site development work such as blasting, additional fill, topsoil brought to the site, and additional work caused by unusual ground water conditions.

                                         

30. OPTIONAL LAWN IRRIGATION SYSTEM:  $4,000.00
